Our Story

412Living began with a simple belief: homes—and the neighborhoods they shape—are best cared for by those who have a real stake in their success. Founded by Dan Spanovich and driven by a small, dedicated team, we started in Pittsburgh with a hands-on approach that meant rolling up our sleeves, restoring overlooked properties, and directly connecting with every resident, neighbor, and tradesperson involved. Our roots are here: in the city’s classic brick walk-ups, in modern lofts carved out of forgotten warehouses, and in the relationships we’ve built over years of hard work.

What began as a single renovation project, on Alder Street in Shadyside, and grew step by step—powered by our commitment to do things right, to invest in quality over quick fixes, to use our own money to grow, and to always be present and accountable. Today, 412Living proudly owns, builds, and manages a portfolio that’s as diverse as the communities we serve, but our mission hasn’t changed: provide excellent places to live and work, managed with pride and a personal touch.
